How to sell property in Belize

Here are some things you need to consider if you want to sell property in Belize; whether it be land, a house, a business etc. Here are 6 steps to consider:

Step 1: Location: Be sure to consider the location of the property. This is critical in your evaluation of the price. Highly trafficked areas generally garner higher prices as they are ideal for businesses; while, properties with access to magnificent views, such a mountain plains and sea fronts hold a different kind of value. We must also consider if the area is safe. Safer areas mean more inquiries while unsafe areas mean less buyer inquiries; for example, if the property is next to a bar this devalues the property.

Step 2 Size: Consider the size of the property. Houses in Belize are measured primarily in square feet; while land is measured in acres. The size of the property certainly contributes to the asking price. For example, one can charge around $1500 u.s dollars for an acre of land.

Step 3 Structure: The seller must also consider the building type being sold. Unlike in the United States and many other countries, basements are not prevalent in houses in Belize, in fact they are rare. The most common building types are bungalow houses (one story with a verandah) and 2 story houses; most of these are concrete.

Step 4 Cost factor: You also should state in your offer if you are willing to negotiate your price. My advice would be to know what you want and then set your selling price a little bit higher than what you originally desired. This is because the selling culture in Belize involves a lot of
negotiating in an effort to bring prices down. So either you have an immovable stance on your price or you start high so that when you bring your price down you are satisfied.

Step 5 Hire a Broker: Hiring a Belizean realtor or broker makes your life easier (see AME Realty). In other words, they will do all the paper work and advertising for your property usually at the price of a fee and commission for the sale. This is probably your safest and
most stress free option.

Step 6 Closing: Be sure that the only time you accept a deal is after you carefully consider and analyze the options. Think about the offer and
consider past offers. In addition you never know if a better option will pop up in a couple days. Bottom-line is, keep your options open and settle when you are satisfied. Also, be sure to sign off on all the proper paper work.

Manatee Belize9. Manatee – A charming village located in the Belize district. Manatee has access to lagoon and sea. The village is popular with tourists and locals. So if you’re looking for a peaceful location to relax, fish and experience Belizean culture, Manatee may be the place for you.

Main downside: Manatee was recently ravaged by Hurricane Richard in 2010.

Caye Caulker, Belize8. Caye Caulker – A small but enchanting island, Caye Caulker is a fixture in Belizean tourism. It is about an hour by boat from Belize City. Caye Caulker’s population mainly relies on tourism. The Caye is much smaller than Ambergris Caye and it is also more affordable than San Pedro.

Main downside: Caye Caulker is a high risk place to live because of the threat of hurricanes.

Hopkins, Belize7. Hopkins – Being another southern Belizean favourite, Hopkins is rich with Garifuna Culture. It is a great place to be in Novermber for Garifuna Settlement day. As most of the Belize’s notable destinations, the sea is not far away and the beach is plenty.

Main downside: Perhaps Hopkins is more a vacation spot than a place to permanently reside since you would probably find yourself travelling to a town a lot for shopping and other services.

Belmopan Belize6. Belmopan – Locals often describe Belmopan is the most laid back major town in the country on the weekends. Ironically however, Belmopan is the crossroads of Belize. It is located at the heart of the country; therefore, every district is only a few hours away driving. In addition, parks such as Guanacaste and Blue hole are just around the bend, the city is clean and the infrastructure is the best in the country.

Main downside: Although rivers are nearby there are no beaches as the sea is about 40 miles away.

punta gorda, Belize5. Punta Gorda – This is the southernmost major town of Belize. It is known for its cultural prowess being rich in Punta Music and cultural foods. Punta Gorda is a fishing town with a lot of real estate property as the land is largely still undeveloped.

Main downside: Punta Gorda is a very remote town. Therefore, it is not the best place to go for all the amenities and services in the country.

placencia Belize4. Placencia – Probably the most relaxing place in the country until Easter when it becomes an absolute festival of entertainment. But apart from that Placencia is a tranquil location with great places to shop and eat; it also has a great beach, new roads and a new airstrip on the way which makes it hard to find an excuse not to be in Placencia.

Main downside: Placencia, being a peninsula, is a high risk place to live because of the Hurricane season.

corozal3. Corozal – The northern most town in Belize, Corozal is also a town with mostly Latino/ Mestizo inhabitants. However, Corozal delivers a Mexican feel versus the Central American feel that San Ignacio has. This is because it is the town closest to the Mexican border making it a joy for people who like to travel with Mexico being just 10 minutes away. Corozal is also located on mainland Belize and has a safe and quiet environment. For this, Corozal is considered to be probably the best retirement place but not vacation.

Main downside: Corozal is a great place to live but there it isn’t much of a tourist destination but there is a ruin nearby and Mexico and San Pedro are close.

San Pedro, Belize2. San Pedro – As far as vacationing goes, it doesn’t get better than San Pedro in Belize.   The town is unique, beautiful and festive with Carnivals and Lobster fests and much more. Moreover, infrastructure in San Pedro is excellent and Mexico is 20 minutes away which is great for travel and shopping. In conclusion, sun, beach, culture, travel and infrastructure make San Pedro a great place to visit but a higher cost of loving than the rest of the country may make you think twice about actually living there.

Main downside: Living in Belize it’s hard to avoid to risk of hurricanes but after your go through one you get used to the threat and know what to do in situations.

San Ignacio, Belize1. San Ignacio –  San Ign whacio is an exceptional locationwhether you want to vacation or retire and that is why it is number one. The hilly town of San Ignacio is the major town of Cayo, the second most populated district of Belize (SIB, 2011). The town has the largest population of Mestizo/ Spanish/ Latino so Spanish is widely spoken and a Central American feel is prominent but basically everyone knows English. The town includes Maya ruins, great adventure parks, cool resorts, great food (i.e. Burns avenue)…pretty much an adventurous person’s dream. Furthermore, the town is located far west, making access to Guatemala easy and reducing the threat of hurricanes. Cost of living is low and moving and you can find all the amenities you need in San Ignacio.

Main downside: Although rivers are nearby there are no beaches around since the sea is more than 70 miles away.
